So, where is Georgetown’s New Construction located? Pine Street Villas is located close to Southwestern University, downtown Georgetown, and the Blue Hole Park, which is home to the San Gabriel River. The first floorplan we’ll tour is the San Gabriel, a property sized at approximately 1,700 square feet. It features two stories with three bedrooms, two and a half baths, and one car garage, with a price in the mid $400,000s.

The home features 10-foot ceilings on the first floor, ceiling fans in the family room and master bedroom, and plush carpet in the bedrooms, second-floor hallways, and stairs. You’ll also find a built-in cabinet pantry, wood-look tile in the kitchen and breakfast area, stainless steel sink with Moen single lever faucet and sprayer, and granite countertops.

Additional kitchen amenities include garbage disposal with sink top push button switch, Shaker-style cabinetry with solid wood doors and cabinets, pendant lights over the kitchen island, GE slide-in electric oven/range, combination microwave vented hood to the exterior, GE dishwasher, and 4” x 12” subway tile backsplash.

Interior Features

In addition to the bedrooms and kitchen, the bathrooms offer a variety of amenities. They feature 36” height vanity cabinets, ceramic tile shower walls to ceiling, tile floor with separate glass enclosure, and titled seats in the master bath shower. In the hall baths, you’ll find 36” height mirrors above bathroom vanities. The master bath also features a full vanity to ceiling mirror, pendant lights over the vanity, and recessed lighting.

There are even more features throughout the home. These include energy-efficient double pane windows, 15 SEER high-efficiency heat and AC system, R-6 ductwork, blown-in insulation in the attic, and a 50-gallon high-efficiency hot water heater. You’ll also find a programmable digital display setback Wi-Fi thermostat.

Exterior Amenities

Exterior features include access to green space recharge zone, front elevation stone/stucco/wood exterior per plan, landscaping with shrubs and flowers in the front bed and sod in yard areas, durable metal garage doors, concrete flatwork for driveway, entry walk, and rear patio per plan, two car-wide parking in driveway, and a six-panel insulated fiberglass front door with frosted glass.

The home also includes a rainwater harvesting system with a 600-gallon tank. Rainwater harvesting is the collection and storage of rainwater, rather than allowing it to run off. The advantage of rainwater harvesting is that it reduces water consumption.
