The Many Hats Of  A Hybrid Agent

Many people think realtors are simply professional door openers that help people see properties. This is simply not the case. If it were that easy, everyone would be a realtor. As a hybrid agent, I have to wear many hats to make sure your transaction is completed smoothly. Since buying a new home is an investment, it’s important to have someone by your side who can help you with the process.

Financial Consultant

Hybrid agents take on many roles throughout the transaction. Since every buyer has a budget, one of my responsibilities is to be your financial consultant. Before we can even think about looking at properties, you first need to know exactly what you’re qualified to purchase. To do so, it’s important to understand your finances and budget—and I help you do just that.

Independent Mortgage Broker

There are advantages of working with an independent mortgage broker, which is another role I play for you. As your mortgage broker, I have full access to hundreds of wholesale mortgage products and resources. This creates options for my buyers. Instead of going one by one to each bank or direct retail lender, I can shop multiple lenders, bank rates, and programs to give buyers all the options available for their specific needs.

This also makes the process easier and more efficient by providing all the options at one time. This one-stop-shop advantage also saves you money, as I may contribute a portion of my real estate commission towards your closings costs.

Teacher And Tour Guide

Once we come up with an action plan that fits your specific situation, I’ll become your teacher as we begin looking at properties. I’ll be educating you on all aspects of your real estate investment to better help you make a wise decision. When you decide on an area to focus your home search, that’s when I next become your tour guide.

Buying a new property comes with new surroundings. As your tour guide, I’ll tell you all about schools, shopping, and commute times in the area you’re looking to move to. Buying into a new house also means buying into a new community. The community must serve your needs.

Negotiator And Therapist

Once we narrow down what you’re looking for, we’ll eventually place an offer. This is where the magic happens. As your negotiator, I’ll fight for every penny. As your mortgage broker, I may communicate to the other side that you’re financially approved so we can change the TBD on your loan documents.

Once we find the property you want and get you under contract, I will become your therapist. Trust me, you’ll need it! Buying real estate can be stressful, and it’s the largest financial decision you’ll ever make. After 16 years of experience, however, I’ve seen it all. I’ll make sure your stress levels are at a minimum and help you deal with any bumps along the way.

Facilitator

Ultimately, opening doors for you is only about 25% of my job. In addition to all the hats I wear that we just discussed, I also become your facilitator so we can take your transaction all the way to closing. For example, did you know that in the state of Texas, there are 80 pages of documents to sign? Finding a house you want to buy is only half the battle; getting it to closing is the other half. You have to schedule inspections, secure financing, remove contingencies, order appraisals, do a final walkthrough, and time everything properly with escrow, title, and the other side—all to close on your house.

An Agent With Many Hats

Buying and selling real estate is a big deal and should not be taken lightly. If you’re going to work with a realtor, it should be one that can wear many hats.
